Getting the most when selling your home
by Con Nagle
There has been many “how to sell your house”, books published. They cover most of the different aspects of selling, the financial, the legal, how to negioate, how to decorate and even how to sell without an auctioneer (normally in America). Many of these books have little if any relevance to Ireland.
In my years as an estate agent, I haven’t yet come across a book that explained how to choose an estate agent, and then get the most out of that estate agent, when you are selling your home. This amazes me as most sellers sell through an estate agent. Yet there are no books on how the process works.
Selling your home while seldom a “fun filled” experience, can be a painless and profitable one if you go about the job with purpose and direction. What is your goal? If you are like most people it is to sell your home” for the best price, in the shortest time and with the least hassle”. This mini series sets out to tell you how you can ensure that the estate agent you appoint will help you achieve your goal. Again, this is “the best price, in the shortest time possible, and with the least hassle”.
This 10 part series of exclusive articles will explain much about what estate agents should do for you, in general. We will advise you on what you and your estate agent can do to ensure that your property stands out among all the other properties currently on the market.
This mini series will also discuss how to sell your home quickly and for the most money. In the coming months we will explain the sales process, help you ensure that your property is marketed effectively, help you deal with offers and explain how best to complete the sale.
If you want to reap the rewards of a fast sale you must be willing to invest your time, your imagination, your patience and even a little elbow grease. Even with an excellent estate agent it will involve a time commitment as well as a good deal of planning and research. By choosing the best estate agent, and working with them, you are well on the way to achieving your goal.
You will avoid the horror stories, some of which are urban myth while others are frighteningly true. One often hears that knowledge is power. This is very true when you are selling your home. Knowledge of the market, the process, what the professionals you have employed are doing (or supposed to be doing) all helps you make better decisions and stay in control of your sale.
I hope that you found this introduction interesting. Keep an eye out for next month’s article where we will start with tips on “when to sell your home”.
